Landlords Annual Gas Safety Certificates
As a landlord you are responsible for the safety and wellbeing of all tenants that are staying in any of your properties. As part of that commitment, under the 1998 Gas Safety (Installation and Use) Regulations, an annual safety check has to by law be carried out on all gas pipe work, flues, and appliances by a qualified, Gas Safe registered engineer.
Should you have properties administered by a property management company, it needs to be in black and white who is responsible for the maintenance of all your gas appliances. If they are part of the management company’s responsibility, then the company should provide each new tenant with a copy of the up to date certificate.
It is a criminal offence if the landlord or their appointed Managing Agents do not comply with these Regulations.

All you have to do is provided us with the tenants details so we can organise the inspection directly with the tenants thus reducing tie and stress. While carrying out the certificate we also check the smoke and carbon monoxide alarms to fulfil the October 2015 rental property legislation.
